UTM parameters
UTM parameters are tags added to the end of a URL, such as utm_source, utm_medium and utm_campaign, that tell analytics and lead-capture tools where a visitor came from. They let a loan officer see which ad, email, post or partner produced each lead instead of guessing.
There are five standard UTM parameters: utm_source (the site or platform, such as facebook or newsletter), utm_medium (the channel type, such as paid_social, email or cpc), utm_campaign (the specific campaign), utm_term (often the paid keyword) and utm_content (to tell apart ads or links within one campaign). They are plain text in the URL and change nothing on the page itself.
Example. A loan officer runs a spring FHA campaign and links the ad to yoursite.com/fha/?utm_source=facebook&utm_medium=paid_social&utm_campaign=fha_spring&utm_content=video_a. A borrower clicks, runs the FHA calculator and submits a quote request. The lead record shows exactly that source, medium, campaign and creative, so the loan officer can compare video A with video B by leads and, later, closed loans.
Good UTM practice is mostly consistency: lowercase values, one naming convention, and a shared sheet listing every tagged link. Ad platforms also append their own click IDs, such as gclid for Google, fbclid for Meta and msclkid for Microsoft, which help match conversions back to campaigns. UTMs are not personal data on their own, but once attached to a lead they become part of that contact's record.

Questions about UTM parameters
Do UTM parameters affect SEO?
Not when used on links from ads, emails and social posts. Avoid putting them on internal links within your own site, since that can overwrite the original source.
Which UTM parameters are required?
Source, medium and campaign are the essential three. Term and content are optional but useful for comparing keywords or ad versions.
