Speed-to-lead
Speed-to-lead is the elapsed time between a prospective borrower submitting an inquiry and the loan officer's first meaningful contact. In mortgage lending, a borrower who just ran the numbers is most engaged in the minutes after submitting, so shorter response times generally mean more conversations, provided outreach respects consent rules.
Borrowers rarely inquire with only one lender. Someone who completes a calculator and asks for a quote is often comparing options at that moment, and the first loan officer to respond helpfully has an advantage in setting the frame.
Measuring speed-to-lead is straightforward: log the submission time and the first outbound call, text or email, then track the gap. What shortens it is mostly process, not effort:
- Real-time alerts to the loan officer's phone or inbox.
- A webhook that drops the lead into a CRM workflow that assigns it and starts an automated, compliant first message.
- A rotation or on-call rule for evenings and weekends.
- A first message that references the borrower's own numbers rather than a generic greeting.
Example. A borrower submits a pre-qualification at 9:10 pm. With an alert and a workflow, a consented text referencing their price range goes out within minutes and a call is scheduled for the morning. Without automation, the lead sits until someone checks email the next day.
Speed does not override consent. Automated calls and texts must follow TCPA rules and the borrower's stated preferences, and quiet-hours expectations under state law still apply. The speed-to-lead playbook covers scripts and timing.

Questions about Speed-to-lead
What is a good speed-to-lead time for mortgage inquiries?
As fast as you can respond helpfully and within consent, ideally minutes rather than hours. Track your own median response time and work to lower it.
Can I text a lead immediately after they submit a form?
Only if you have the consent required for that kind of message and your process follows TCPA and state rules. Confirm your consent language and workflow with your compliance team or counsel.
